A contractor subs out the design, then bids the build off a drawing nobody checked. The quote looks good. Then the wall opens up, the “we’ll figure that out later” becomes a change order you can’t say no to, and the six-week kitchen is still plywood in month four.

The industry’s most common complaint is a price that climbs after you’ve signed — through change orders you can’t refuse once the wall’s open. Ours can’t. If we scoped it and missed it, we absorb it — not you. The price only changes when you change the scope, and every change is controlled through a written change order with real-time budget tracking, so you always know exactly where you stand.

The one honest exception: when something can’t be seen until a wall is opened — a failing beam behind century-home plaster, for example — we tell you upfront, and we price the fix at worst-case rather than guess. Backed by our two-year workmanship warranty.

We research your address — zoning, by-laws, and compliance — to see whether it’s a good fit for what you have in mind. If we have enough recent data to put a rough range on it, we will.

The Deep Dive

We walk the property together and talk about what’s driving the project — who it’s for, how you’ll use it, what matters most: quality, aesthetics, energy efficiency, livability, aging in place, income. Then we assess what it would actually take: services, structure, drainage, curb appeal, budget, schedule.

How It Gets Built

We walk you through our process on a project like yours — timelines for design, permitting, and construction — and exactly what’s included in our price. We’re a one-stop shop: design, permits, construction, and clean-up, all under one accountable team. We’ll even map out whether you can stay in your home during the work.
